Midtown Miami Residences Tasks RS3 Designs with Revamping its Posh Penthouses

To accommodate the ever-evolving demands of the modern luxury consumer—Gold Krown, the owner of Midtown Miami Residences, a residential complex comprised of two high-rises situated in the heart of the city—has decided to invest in the complete renovation of the 11 remaining penthouses at 4 Midtown... without raising the units' asking prices.

To date, the company has finished making over three of plush condos, having dedicated over half a million dollars so far to the lavish upgrade. "We wanted to showcase luxury done the right way for our penthouses," says M. Ronald Krongold, managing partner of Gold Krown. "The newly-designed units bring an entirely new caliber of interiors to Midtown Miami."

We chatted with the designers at RS3 Designs—the firm charged with giving MMR's crown jewels a facelift—about what inspired the newly minted interiors, what brands were employed in the project, and what materials and finishes make the residences undeniably high-end.

What inspired Midtown Miami Residences' upgraded interiors? Do they reflect a particular theme? Describe the overall vibe their aesthetic generates.

The penthouse interiors were all inspired by the Miami vibe of whites and clean lines. When we were thinking of how we should design these units we kept in mind the type of demographic that would be interested in purchasing these penthouses: young and fresh individuals or families looking to be in the epicenter of Miami’s emerging neighborhood adjacent to the Design District. Additionally, there is strong demand from international buyers and northeast clients to utilize these penthouses as vacation homes. This influenced the material and color choices that were installed.

The style these units have are clean and sleek. We incorporated glassy white floors, and textured gray oak veneer for the kitchen cabinets, with white compac quartz countertops that waterfall on the side of islands. The bathrooms have unique patterns and mosaics intergraded into the design. We brought in some warm tones with a matte walnut veneer for the vanities. The countertops are an off-white quartz with sleek intergraded sinks.

What furniture brands did you employ in designing the spaces? Do you work with the same brands often, or did you handpick these particular ones to feature in this project? 

We used a unique furniture line based out of Spain called Baltus. With very modern and clean-lined aesthetics, tones of grays, whites, and champagne wood veneers and colors, Baltus fit this international style flawlessly. Having worked with Baltus before on other high-end projects, we found ourselves designing these units with great simplicity.

What details make the MMR spaces markedly "luxurious?"

The porcelain floors and kitchen cabinets from Ornare [are both very luxuriant features]. Overall, the new glass railings and glass walls for the stairs and bedrooms have really opened up these penthouses for a more luxurious look, also allowing the new homeowners and their guests to enjoy the beautiful views from their very own bedrooms. The new recessed light fixtures and wall sconces really make these spaces come to life. The bathrooms have all upgraded tiles, and plumbing fixtures from Porcelanosa. The bathrooms are paired with new lacquered and veneered vanities with quartz counter tops and seamless intergraded sinks.

What aspects of the MMR project thrill you the most?

We love the overall look of the upgraded kitchens and lighting throughout the units. This along with the new glass railings and walls made all the difference in transforming these luxurious penthouse units.

In what ways is the project a perfect combination of RS3 Designs signature style, and the needs/wants of MMR's owner? 

The developers wanted a fresh, updated, and clean look for these penthouses, and that is exactly what they got. RS3 Designs is very versatile. We accommodate our clients and adapt to their preferred styles. However, as our signature, we were able to upgrade the overall lighting design. We did this by modernizing the layout for a more dramatic effect, and replacing the existing fixtures with new sleek/trim less fixtures, generally enhancing the architectural elements of the unit. Combining all this into these units was a great set up for the owners of MMR and its sales.
