Once you have a listing, how do you prepare a marketing plan specific to that property? 

Our 6-prong (pricing, positioning, placement, promotion, prestige and prospective buyer) marketing plan is tailored to each individual property. But, our common objective for every seller is aiding him/her in obtaining as many qualified buyers possible into or to his/her property until we have it sold.  The bottom line of a listing is to sell it, Period! We first price the listing correctly the day we take the listing, create property differentiation and are persistently proactive until that buyer is at the negotiating table. What media channels do you find work best, and why do you think they work? (Print, online, direct selling, word of mouth) 

Each media outlet works depending on the needs and purposes assigned to it. Servicing our sellers with targeted, effective advertising to position our properties and drive sales are important and necessary. But, word of mouth, contacts, networking and the old-fashioned way of speaking and meeting face-to-face are equally crucial. Adding the personal touch is still very professional.

What advice or assistance do you offer your clients when it comes to staging their property for potential buyers? 

We have to remember that the condition of a home or condo is vital to any sale. Properties that are in good, or tip-top, condition show better and sell better. Those that look good stand out, and have more chances of being sold faster and for more. It is better to be in the top 5 of the competition than in the bottom 5. Ideally, #1 or #2 showing spots are the best.

When it is time to showcase the home, how do you decide to have an open house, or to show the property by appointment only? 

Open Houses, broker open houses and by appointment only are separate things but not mutually exclusive. With broker open houses, we want to show the property to our colleagues. Our colleagues are not only great in giving us input on the property but they can talk about it with their customers which can become potential buyers. Open houses are for getting potential buyers directly to the property. And, by appointment only works great because he/she who has made appointment has this property on the top of his/her list.
