What makes Key Biscayne’s real estate so unique compared to the surrounding areas?
The lifestyle, beauty and tranquility of Key Biscayne have attracted affluent buyers from all over the country. This has led to the market to be particularly focused on luxury real estate, more so than the surrounding areas. While there is plenty of luxury real estate to be found in the surrounding neighborhoods, the quality of life which exists on Key Biscayne truly makes it unique. Many local residents prefer to keep the population density of the island low which has led to pressure on the village council to restrict higher density developments.
What do most of your buyers say is the reason they prefer living in Key Biscayne compared to other family areas like Coral Gables?
The community and family atmosphere of Key Biscayne is unmatched by other family areas just a few miles away. The allure of living on an island paradise attracts a demographic who embraces the community-centric spirit which exists on Key Biscayne. The island has a high quality of life and with the abundance of family-friendly activities and parklands means there is always something for the whole family to enjoy.

Are there various schools and family activities on Key Biscayne?
There are a variety of local private and public schools located within the village. Serving grades Kindergarten to grade 8 is the Key Biscayne K-8 center which is the only Miami-Dade County Public School District facility on the island. In addition to this, there are also several private schools. Family activities include trips to the beach, enjoying the various parks or recreational facilities or checking out the local attractions.
Do many parents with young kids live in Key Biscayne compared to other areas?
Parents with young children make up a sizable portion of the island’s residents. As identified by the 2017 American Community Survey, households with children make up approximately 60% of the households on the island with 1,731 households with children compared with 2,871 households without children. This is a significant difference when compared with Miami as a whole which has approximately 33.5% of households with children.
Any advice for parents who are skeptical about buying in Key Biscayne compared to other neighborhoods?
There is very little to be skeptical about when buying in Key Biscayne. The island boasts some of the lowest crime rates in the country and is an ideal location to raise a family. With downtown Miami just a short drive away, the island is a secluded slice of paradise that offers everything you could ever want to find in a global city. The parks at each end of the island give families an opportunity to explore the outdoors with the kids without straying too far from home.
