Brickell Flatiron Sells Four Penthouse Units In Last 90 Days For $31.6 Million

CMC Group’s newly completed Brickell Flatiron condominium in Downtown Miami’s Brickell Financial District has successfully closed on four upper penthouse residences totaling $31.6 million in finalized sales over the last 90 days. The 64-story tower, built by CMC Group founder and veteran Miami developer Ugo Colombo, was delivered in November 2019, and over 90% of its contracts have already been closed. Approximately 98% of the building’s 527 units are sold to buyers from around the world, with more than half of its residents hailing from within the domestic United States. The 736-foot-high skyscraper, located at 1000 Brickell Plaza, currently stands as the tallest condominium in Miami.

Brickell Flatiron’s upper penthouse collection, located on floors 62 through 64 of the tower, includes expansive single-story, two-story duplex and three-story triplex residences measuring from 3,600 square feet and up to 7,900 square feet in size. One developer-owned duplex penthouse unit remains available for purchase, which is now on the market for $9 million.

The fully finished “townhome in the sky” has been meticulously designed by Barcelona-born architect Alexis Cogul Lleonart of Miami-based Doo Architecture and enriched with beautifully curated accessories by Nest Casa.

“In the last few weeks, we have closed the balance of our sold penthouses,” said Vanessa Grout, president of CMC Real Estate. “The demand to purchase our last remaining developer-owned residence is coming from individuals both international and domestic.”

Alexis Cogul Lleonart’s design model for Brickell Flatiron’s last remaining upper penthouse expands upon CMC Group and Ugo Colombo’s ethos to create livable spaces with functional yet refined interiors that feel like home. Contrasting materials, vibrant hues, and playful lines were incorporated into a unique design aimed at complimenting the expansive views of the Biscayne Bay and the Miami skyline. Wood panels, louvered walls throughout the main living spaces create a sense of warmth and integrity, while calling attention to the natural light and wide-open views coming from the two-story floor-to-ceiling windows. Thoughtful design elements include matte Venetian plaster and a custom glass staircase. The Italian-made kitchen from acclaimed maker Snaidero’s top tier “Elegante” collection features natural reclaimed wood, illuminated cabinets, custom engineered stone countertops and a custom bar area. Top-of-the-line Miele appliances are paired with a downdraft cooktop system and a built-in wine cellar. Large-format Italian travertine tiles adorn the floors, with 10-inch wood planks in the bedrooms. The master bedroom features a custom cove lighted ceiling with wood paneling, pendant lighting, and Lutron motorized draperies.

“A well-designed space must provoke, enhance and encourage a reaction,” said Alexis Cogul Lleonart, founder and principal of Doo Architecture. “If this happens, our work is completed.”

Brickell Flatiron’s architectural design is the brainchild of architect Luis Revuelta, who is behind many of Miami’s iconic high-rises including CMC Group’s Bristol Tower, Santa Maria and EPIC Residences & Hotel. On the inside, master Italian design architect Massimo Iosa Ghini uses inspiration from Revuelta’s curved façade to outline the tower’s sleek common areas and public amenity spaces, creating a seamless transition from exterior to interior.

The development’s privately owned permanent art collection includes a series of exclusively produced large-scale paintings and sculptures by New York artist Julian Schnabel, as well as signature pieces by Italian artist Carlos Battaglia and Italian photographer Marco Glaviano, which are displayed in the building’s grand lobby and public amenity spaces.

Amenities include a 64th-floor rooftop level with a Sky Spa, Sky Pool and Sky Gym, providing 360-degree panoramic views of the bay and downtown Miami’s glimmering cityscape. Residents may access a host of therapeutic services and other offerings including private steam, sauna and locker facilities, a 6,300 square foot state-of-the-art fitness center with Pilates, spin and aerobics studios, and a juice bar. Additional features include a resort-style lap pool and separate children’s pool on the 18th floor, private movie theater with stadium seating, billiards room and lounge, clubroom, full-time concierge and 24-hour valet parking, on-site vehicle washing and detailing, and electric car-charging stations.

Residences range from one-to-five bedrooms, with a limited collection of penthouses that include two-story duplex and three-story triplex units. Each unit comes equipped with the finest materials from around the world, soaring ceilings with recessed lighting, energy-efficient windows, and elliptical glass balconies.

In December 2019, CMC Group successfully repaid $236 million in construction financing just 30 days after receiving Brickell Flatiron’s Temporary Certificate of Occupancy (TCO). The loans, which were originally issued in 2017 by Bank OZK, Broad Street (Goldman Sachs) and RFR Realty, helped fund the development of the tower.
