Haute Residence: What should potential clients know about you?

Paola Marulanda: My strategies have been very successful and I have revived and sold many stale listings with my marketing shake-ups and tactics.

I pride myself in delivering a comprehensive and curated real estate service to Hight Net Worth and Ultra HNW families and now have a rental division to serve the influx of Americans relocating for Tax Relief and Pandemic Shelter who want to get to know Miami before committing to a purchase.

HR: What South Florida markets do you service the most?

PM: I concentrate on Miami Beach, Coral Gables, Coconut Grove, Key Biscayne, and Brickell. I also have a good crowd in Bal Harbour, Sunny Isles, and Aventura.

HR: How do you segment your target clients?

PM: I have programs for my relocation division, billionaire division, first-time buyer division, and divorce division. I recently added the rental division.

All of these have evolved as a result of identifying a great need for these niches, which revolves more around the type of client versus the property price range or zip code.

HR: What is your biggest strength?

PM: My biggest strength is my ability to connect deeply with and understand buyers and sellers, all of which also allows me to tap into my marketing and negotiating expertise by positioning myself as a buyer/seller and developing my targeted marketing/negotiating strategies. Tactical empathy is one of the strongest tools for both negotiating and marketing and it is a skill I have been honing and mastering from a very young age.
