Here, Adam talks with Haute Residence about his real estate journey and what makes Toronto unique.

Why did you choose Real Estate?

The choice of going into real estate came naturally to me. I love interacting with people and have always enjoyed the realm of real estate from the moment I purchased my first house in my late twenties. It is a great environment for me (as a self-proclaimed rebel) to be self-employed and creative in growing my own brand.

What was your journey to where you are today?

I originally got into real estate on the tail end of my acting career. I was working in film and TV in Toronto after returning from LA, and my wife and I hired an agent to buy us our first home. We had such a great experience with it, and I realized I could transition my interpersonal skills into a career that would be so “me,” as I was always milling through MLS to find our home, and I got bitten by the real estate bug. I traded auditions for appraisals — a similar kind of hustle and adapt environment.

Joining the high-end boutique Harvey Kalles Real Estate Ltd., Brokerage which I knew from growing up in Toronto, I learned the ropes by being part of the top team back then. I spent close to 10 years cultivating my brand and name in Central Toronto, and 5 years ago, I spun off and started my own group—AW+Associate real estate team!

What is one of your favorite client stories?

My favorite story happened last year in a difficult market. I had a house listed in a good neighborhood, but the market was challenging, and not many deals were going through. I found myself in a rare position of having nothing to show for my antsy clients and no offers to be presented. One buyer, convinced of a good investment, made an offer. The catch: They owned another home close by and wouldn’t buy without selling their property. My team conducted research on their home and discussed with the buying agent what their list price would be.

Satisfying both sides, we sold our listing conditionally on the sale of the buyer’s property. The buyers sold their home within a week, came back to us, and settled our transaction.

To guide our client through a risky transaction and trust us during that waiting period spoke volumes about their respect for us. It was a proud moment and a highlight for AW+Associates!

What is your biggest success story to date?

There are many huge success stories, from holding street & neighborhood records for the highest price of a new build to reaching the #3 rank in all of Central Toronto of all brokerages. But one case stood out that puts a smile on me every time I think of it: I had a young couple a few years ago who were buying their first home. They called and interviewed me and were concerned I wouldn’t be interested in them because their budget wasn’t high enough to be worth my time. I explained to them that we don’t look at the dollar figure but rather the experience and that we approach our clients all with the same motivation, whether it is $500,000 or $15 million.

We found them a great starter home in a sought-after off-market neighborhood. They were so happy they referred us to two family members and their parents. We have now done six transactions for them over the past couple of years. Now, that’s classic word-of-mouth!

What makes your market unique?

We focus on a small area in the center of Toronto, which is highly competitive, and the inventory remains very low. Because it is so sought after, even with fluctuating market conditions or interest rates, our demand stays high, and our turnaround on most of our listings is very fast. It is a fast-paced environment that is a ton of fun and always keeps you hunting for the next deal!!!
