In a move that signals a new era of luxury living in Key Biscayne, Terra and Fortune International Group have acquired the historic Silver Sands Beach Resort for a record-breaking $205 million—the highest land sale in the island’s history. This landmark acquisition paves the way for the development of an ultra-luxury boutique condominium that will introduce 56 oceanfront residences to one of South Florida’s most exclusive communities.

Located at 301 Ocean Drive, the future development promises to blend architectural innovation with the timeless charm of Key Biscayne. Slated to begin construction in late 2026, the project will be designed by the acclaimed Touzet Studio, with lush landscaping by Raymond Jungles. The vision is a tropical modern retreat that not only complements its surroundings but leads the way in climate resiliency—a crucial initiative in the face of rising environmental concerns.

Key Biscayne has long been a hidden gem nestled between Biscayne Bay and the Atlantic Ocean. Once a coconut plantation and the site of Miami’s first resort hotel, the island has evolved into a tranquil haven defined by its close-knit community, natural beauty, and cultural sophistication. With walkable streets, top-rated schools, and protected green spaces, the Village offers an idyllic lifestyle just a short drive from downtown Miami.

“Our vision is to create a legacy project that harmonizes with the character and values of Key Biscayne,” said David Martin, CEO of Terra. “We’re deeply committed to sustainable development and infrastructure enhancements that will enrich the lives of residents and preserve the island’s unique beauty for future generations.”

Edgardo Defortuna, CEO and Founder of Fortune International Group—and a longtime resident of Key Biscayne—echoes this sentiment. “This is a personal project for me,” he said. “I know this community intimately, and we are designing something that both honors and elevates the Key Biscayne lifestyle. Our goal is to create a place that residents will be proud of, one that adds true value both aesthetically and socially.”

The residences will offer sweeping ocean views and world-class amenities, including two resort-style pools, a signature restaurant, a full-service spa, and a state-of-the-art fitness center. Sustainability is a core design pillar, with integrated systems like bioswales, rain gardens, and a cistern to manage water retention and reduce environmental impact.

Inspired by the historic Stiltsville structures in Biscayne Bay, the design will evoke a sense of timeless coastal elegance, appearing to float above a vibrant landscape of native flora. The development’s environmental and community-minded approach also includes investments in local drainage infrastructure, traffic flow improvements, and contributions to public parks through the Village’s Land Acquisition Trust.

With this unprecedented acquisition, Terra and Fortune are poised to redefine luxury living in Key Biscayne—creating not just residences but a new standard for responsible, inspired development in one of Florida’s most treasured coastal enclaves.
