Varas is collaborating with Argent Designs and Delta Light Group for the new build on Hibiscus Island.

In new renderings, renowned luxury home builder Manny Angelo Varas unveils an unprecedented collaboration project on Hibiscus Island in Miami Beach. Varas, President and CEO of MV Group USA, is known for creating multimillion dollar, custom built residences for an elite international clientele comprised of celebrities, billionaires and business leaders.

For 360 S Hibiscus, a design build inspired by the homeowner’s extensive art collection, Varas is collaborating with architect Kobi Karp and interior design firm Argent Design marking the milestone first collaboration between the three award winning power players.

The bayfront estate will span a whopping 10,000 square feet on the exclusive island. Situated on a prime bayfront lot that last traded for $16 million, Varas is spearheading an ambitious and substantial ground-up new build with a construction investment of $15 million. When complete, the result will be worth an estimated market value of $60 million or more, making it Hibiscus Island’s most iconic new address and a prime example of how Varas designs and builds to multiply value.

“With a waitlist for new projects and more than $100 million in construction underway for current clients, we’re strategic and selective about the projects we take on,” says Varas. “360 S. Hibiscus is a perfect example of the scale and vision we specialize in.”

Composed entirely out of exposed poured concrete, the foundation of the home mirrors the technique and material of the world’s top museums, fitting as art and sculpture serve as the primary inspiration behind this property’s unique design and construction.

A seven-foot-tall sculpture will rise out of manmade pond and fish take, while the expansive layout will feature multiple installation areas for other works of sculpture and art. Among the property’s other highlights will be a wine cellar built to house a 1,000 bottle collection and a spacious bayfront backyard with a pool and lush tropical greenery.

Varas personally assembles a best in class team unique to the style of each project.

“We consider interior design and lighting in the early stages of the design and pre-construction process,” emphasizes Varas. “A common mistake is to allow these elements to be after thoughts. At the ultra luxury level we understand these are priorities and look within our network of the world’s most innovative professionals to select the best teams for each project.”

Stephania Franco Camelo, Lighting Advisor at Delta Light Group, explains she and her team created an innovative indirect lighting concept that “enhances the architecture and shapes of the ceiling to create a warm and subdued atmosphere [embodying] the concepts of harmony and subtlety into unique sensory experiences.”

Nicola Fontanella, owner of UK-based Argent Design, adds that "the unique waterside family home is elegantly positioned to maximize the property's grounds amidst beautifully landscaped surroundings, enhancing both privacy and aesthetic harmony.” She continues, “Our approach enhances both views and family privacy, ensuring a multifunctional space that is timeless.”
