When is the best time to list a home and why?

February to June is the best time to enter the market. Once the holidays are over, buyers begin thinking about spring and summer. Parents are also focused on being settled in their new home by September, which will be the next school year for their kids.

What are your goals for the New Year?

Last year, 2013, was my most successful yet. I surpassed all my sales benchmarks, which means that 2014’s bar is very high. My first goal for the New Year is to build on last year’s momentum. The good news is that pent-up demand from buyers will continue to keep me busy. The challenge is that inventory is low, and prices continue to rise. It’s been difficult to match buyers’ price points with their dream homes. Multiple offers signal that there are more buyers for each home on the market, so they understand that in order to get what they want, they’ll have to stretch themselves further than they had planned. In the areas I serve, which include Beverly Hills, Brentwood, Bel Air, Holmby Hills, and Hancock Park, you don’t find a lot of product. What attracts people to these established and world-class neighborhoods is also what makes them challenge—you won’t find massive new housing developments here, which means inventory is low and demand far exceeds supply. Last, 90 percent of Beverly Hills deals are closed by 10 percent of us. I want to continue to strengthen my ties with this small group of elite agents.

How will they set you apart from the competition?

What made me successful last year is based on my solid track record that spans over 25 years. Beverly Hills is one of the most fiercely competitive markets in the world. To stay on top, you’ve got to maintain what’s succeeded in the past while constantly adjusting to change. Also, having my family’s name on the door, so to speak, means that I can’t hide behind a corporate logo. I feel an unrelenting pressure and responsibility to uphold the Nourmand legacy, which extends to my children. At the same time, I wouldn’t have it any other way because it perfectly aligns with my family-first approach.

I’m a proud mom of three, and they’ve become part of my real estate network: Nikki, a successful pediatrician at Cedars-Sinai has sent parents my way, Howard, who works in the entertainment industry has referred me to his studio clients, and Michael is president of our brokerage. Wearing so many hats everyday— wife, mother, grandmother, daughter, and professional—inspires me to work hard, take care of those around me, and uphold the highest ethical standards. For over 25 years, my clients have trusted me with their most important purchase.
