What is unique about your market?

Mark Twain may have phrased it best when he first laid eyes on Lake Tahoe in 1887,

“As it lay there with the shadows of the mountains brilliantly photographed upon its still surface, I thought it must surely be the fairest picture the whole earth affords.”

What trends do you see for your market in 2023? 

Lake Tahoe Real Estate had an excellent start to 2022 with a strong first quarter, despite record-low inventory. With the busiest season yet to come, home values continue to rise, even though sales volume and dollar volume figures are down. Buyers continue to express their desire to secure their own piece of Lake Tahoe, and this trend should continue into next year.

Have the recent interest rate changes affected your market?

Like many mountain communities, Lake Tahoe exploded in the late spring of 2020 and destroyed every real estate record ever set. With the vast wealth in the San Francisco Bay Area and most potential homeowners able to work remotely, Lake Tahoe remains in high demand.

Recent interest rate changes have affected buyers nationwide and forced a market adjustment. However, Lake Tahoe property will continue to hold value. While the days of multiple bids over offer may be behind us, we are working with buyers who are able and willing to purchase homes at a fair price point. With creative strategies such as seller buy-down incentives and the opportunity to refinance later at a lower rate, inventory continues to move in nearly every community around the Lake.

What do you see for the future of your real estate market? 

Lake Tahoe will always be a highly sought-after destination. With world-class skiing and amazing summers, tourism visits grow every year, and many visitors fall in love with the “Jewel of the Sierras” and end up purchasing a home.
